Sunlight House is a landmark, Grade II listed building in Manchester city center, which offers high specification offices and has recently undergone major refurbishment to the majority of it seventeen floors.
We were originally employed by ITS (Industrial Tomography Systems) who is a world leader in process tomography with a view to design, manage and construct their new offices in Sunlight House and later negotiate their dilapidation contract with their existing Landlord.
Our 3D and AutoCAD drawings were used to walk the Client through the proposals and when agreed local authority application submitted. The construction work was designed in such a way as to blend in with the existing grade two environment as set out by the planning department and tenants agents alike. Up and above our refurbishment project the landlord requested all services be split from the remaining areas in order to meter ITS separately and this had to be done with sub meters to prevent switching off power to the existing tenants areas.
After successfully completing these works we were approached by various agents of the new Landlord to carry out projects for existing and new tenants throughout their building. These were carried out on time and to agreed budgets.
Working in Sunlight House as a contractor is difficult at the best of times, with it being a grade 2 listed and multi-tenanted building. Noise levels have be kept to a minimum or carried out, outside of normal working hours. The single good lift servicing seventeen floors is only accessible via the common areas. Loading and debris removals are only available from a double yellow lined, road marked area.
Because of these factors and so many other contractors working in the building at this time, careful planning in terms of program, estimating and coordination was paramount with the client agents, tenants and security and maintenance teams.
Having worked in these environments for many years as project managers we have the skill sets to coordinate our contracting teams with the client’s teams to enable us all to work around the issues with minimum disruption, reducing the client’s risk of tenant’s complaints.
